How We Pick Deals
Getting the market right means you are already surfing the right wave. But real estate is hyper-local, so then we examine factors such as income levels and crime for that immediate locale. Only finally do we then look for potential for rent growth and operational improvements.

3. Acquire & Execute
After the excitement of an acquisition, the real works begins. Improving lease terms and operations, and adding value through capital improvements allows us to increase rents. This in turn drives up the value of the asset via a multiplier.
4. Target 3-5 Year Exit
When the financials reach our forecasted business plan we look to sell. We analyze each opportunity based on a 5 -year hold, but sell earlier when possible. It’s important to understand these investments are illiquid and that it could also be longer.
